How do you calculate the offer price for my land?

Who is responsible for the closing costs and fees?

Stockton Land Co pays 100% of the closing costs. There are no commissions, no broker fees, and no hidden charges. The price on our written offer is the exact amount you will walk away with at closing.

Do I need to visit the property or clean it up?

Not at all. We purchase land as-is. We do not require you to clear brush, remove old structures, or even visit the property. We handle all inspections and due diligence remotely.

What if my land has back taxes or existing liens?

We can still buy your land. Any outstanding taxes or liens verified by the title company are simply paid out of the purchase price at the time of closing. You receive the remaining balance in cash.

How fast can we realistically close the sale?

Most of our transactions close within 14 to 30 days. This timeline depends primarily on how quickly the title company can complete the necessary paperwork and title search for your specific parcel.

Is Stockton Land Co a licensed real estate broker?

No. We are not real estate agents or brokers trying to list your land for a fee. We are a private land investment company. We are direct principal buyers purchasing your land for our own portfolio.

How do we finalize the transaction?

Once you accept our offer, we open escrow with a licensed title company in the local county. They handle the title search and legal document preparation. On the closing date, the funds are wired directly to you.
